I currently achieve a very high success rate with Householder Planning Applications, of the small percentage of applications that are rejected these are normally approved on the second submission with minor revisions. I liase closely with the Planning and Building Control Officers to ensure your applications are approved first time around.

95% of my clients receive their building plans within 7 - 14 days of the site survey and design consultation.

My high quality building plans and building specification documents will enable you to put out to tender  to Building Contractors for the most competitive quotations in the market, this enables you to shop around. I am always acting in your best interests.

Often companies that provide a design and build service may not be acting in your best interests and may take shortcuts with the design so that site construction works are cheaper for them and not for you.

I will be your agent and I will be working for you independently.

All contractors will be basing their quotations on accurate detailed building plans. After you have selected a contractor there should be little room for what can be expensive additional extras during the building works which you have not budgeted for.

Your Home is your most valuable asset and it is common sense that anybody providing services affecting the design and structure of your property is fully insured.

I have tried to present the information available on this website in the simplest form but dealing with Planning guidelines and Building Regulations are often more complex and can be confusing, especially if this is your first extension / development, hopefully if you have navigated around this website then things may be a little clearer for you.

Permitted Development 

When developing your property you either require planning permission or not, if you do not require planning permission then you would be carrying out the building work under what is called your Permitted Development ( PD ) Rights, these rights are available to most householders in the UK. Of the 18 million houses in England and Wales over 90% have PD rights attached to them. PD rights allow the average household to add 75% extra space and 30% in value.. all without the need for planning permission.

When planning permission is not required I can apply on behalf of yourselves for a

Lawful Development Certificate to confirm unequivocally, your exemption from Planning Permission. it is important to have this certificate if you decide to sell your property in the future. Building under your permitted development gives you the client more choice of design.

 

House Extensions

A well thought out and designed home extension, loft or garage conversion is key to providing you with that additional living space for your family, it is essential that the new space blends into your current home as well as improving its increase in value.

Most of my clients contact me when they decide that they want to enlarge their home to add much needed space for their growing family. I will look at your home based upon my experience and knowledge, I will advise you on the most practible use of space and also give you advice on planning design guidelines and building regulations that need to be considered as part of the building plan.I will work closely with Local Planning and Building Control Authorities.

From initial concept to design and planning, I will support you every step of the way.

For you the homeowner, an extension or conversion can rebalance the way the whole property works visually and spatially, bringing it to a new dimension. As well as increasing available space, it is also the ideal opportunity to create a contemporary environment incorporating modern technology systems into the home.

 

The Next Stages

My comprehensive service will take you from the initial on site design consultation through to Planning and Building Control decision stages, these processes are normally 8 - 10 weeks each, I will outline the process from start to finish as below:-

A: DIMENSIONED SITE & PLOT SURVEY:-

My survey is only intendedas an architectural design survey. This is a dimensional surveyto ascertain the room sizes, wall thicknesses, wall, floor and roof construction type, boundary positions, and external elevational appearance of the building.

My survey is not a condition survey, where I report on any defects to your property or any geological issues that may effect the design proposal. If this is the type of survey you require I would recommend that you contact a Chartered Surveyor or Structural Engineer.

B: DESIGN CONSULTATION & BRIEF

I will discuss your house extension / alterations with you, in detail at your property. I will give you ideas and optionsto make best use of the space you have available whilst complying with the Local Planning Authority Council guidelines. I will use your brief as a brief for the basis in the production of the planning application, Building Plans and Building Control Application submissions.

C: AUTOCAD RELATED BUILDING PLANS

The following building plans & information as applicable, will form part of the Local Authority Council Planning and Building Control Applications.

1) Existing Ordnance Survey showing site and Block plans

2 )Existing Plans and Elevations

3) Proposed Plans and Elevations

4) Design and Access Statement if required

5) Flood Risk Assessment if required

6) Any other report or drawings as required by the Local Authority validation requirements

D: PLANNING DRAWINGS ISSUE

I will then issue your palnning drawings for your approval to you either by email or delivered in person, normally within 7-14 days. I will ask you if you require any amendments, and once these changes are finalised I will apply on your behalf to the Local Planning Authority for Planning Approval of the final plans. At this stage I will request for our previously agreed fee for this stage of work.

E: PLANNING APPLICATION SUBMISSION

I will then compile and submit your planning applaiction via the online planning portal.

Once your planning application is received by your Local Planning Authority we would ensure that your planning application is then registered and validated swiftly to avoid any unnecessary delays to you.

I am registered as a professional with the planning portal.

F: BUILDING REGULATIONS SUBMISSION

I also compile and submit your Building Control application to the Local Building Control Authority normally through an Independant Nominated Approved Inspector for Building Control Services. I will act on your behalf, as your agent if you require. Once I receive the Local Council decisions and comments I will send these to you to act upon or instruct me to deal with to be signed off for full compliance. Once all approved works to your project can commence.
